Tenant improvement
Build out the space. Protect the building.
A TI job runs through somebody else’s lobby, corridors and elevators to reach your suite. We protect the base building on the way in — and the finishes inside the space that are staying.
The damage usually happens outside the demised space.
Every load-in crosses the landlord’s finishes. Lobby stone, corridor flooring and elevator cabs belong to the base building — and anything that happens to them comes back as a chargeback, a deposit fight, or a punch item at closeout.
Someone else’s finishes
The path of travel from the loading dock to the suite runs over floors you didn’t install but will be held responsible for.
Other tenants keep working
The building doesn’t close for your fit-out. Protection has to be safe underfoot and presentable while everyone else uses the space.
Deposits and chargebacks
Scratched lobby stone or a marked elevator cab becomes a real number at the end of the job. Protecting it costs less than fixing it.
The path of travel, and the space itself.
Lobbies & corridors
Stone, terrazzo and finished flooring along the whole route your crews use.
Elevators
Cabs, panels, buttons and door frames — the parts pads leave exposed.
Existing casework
Millwork and counters staying through the fit-out, encapsulated against dust.
Glass & partitions
Glazing and storefront protected from overspray and scratches.
Whoever’s carrying the risk.
TI contractors
Protect the base building on your ticket so the job closes without a damage claim against it.
Property & facility managers
Set the protection standard for tenant work in your building — seamless, safe underfoot, presentable.
